Ther is no special standard for out only driveways. a reduced width may be appropriate, and do not enter signs.

• No new water mains or new service line connections may be made to the existing 24” water transmission main in Old Vail Road or the existing 24” water transmission main in Rita Road.
• There is a existing 12” water main stub on the northwest corner of the property, constructed under plan number 228-1984, which used to connect to a now abandoned Tucson Water potable water well on the site. This existing 12” water main stub must be in a public water main easement. If no easement rights for this main were retained when the well site was abandoned and became part of this larger parcel, a public water main easement will need to be created for this stub as a part of this development. Alternately, a new valve may be installed in this stub, just inside the right of way, and that portion of the stub lying on the property formally abandoned by the City of Tucson, and it’s ownership transferred to the owner of the property.
• There is an existing fire hydrant on Old Vail Road, near the Old Vail Road / Rita Rd intersection. But If, the fire department requires an on-site fire service loop (as shown on the site plan), the on-site loop may be a private fire service loop. Tucson Water is also open to the fire loop consistign of public water mains, but they will need to be public water line easements.
• If a private fire service loop will be built, the water service line(s) serving the office building and the four RV Wash and Dump Stations must be connected to the existing 12” public water main stub just inside the public right of way, and the private water supply line to the building run in inside the property line. Note: There is an existing 1.5” copper water service line that extends from the 24” transmission main in Old Vail Road onto this property, near the Old Vail Road / Rita Rd intersection, but, unfortunately, it is nowhere near the proposed office building.
• After a water fixture unit count has been conducted for the project using the 2018 International Plumbing Code, and the fire flow requirements have been established by the local fire authority, please contact Ray Munoz at 837-2207 in the Tucson Water New Services Section to discuss:
o The number and size of water service lines and water meters necessary to serve this development.
o The advantages and disadvantages of installing the necessary water meters via Tucson Water’s Job Order Contract (JOC) process.

COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposed use is personal storage, which is permitted in the I-2 zone, subject to use-specific standards 4.9.10.C.3 & .6 and 4.9.13.Q.
3. Development standards such as setbacks and parking appear to be met. Two short-term bike parking spaces are required.
4. Note, sidewalks are required as follows: At least one sidewalk is required to a project from each street on which the project has frontage, unless there is no vehicular access from a street because of a physical barrier, such as a drainageway or an unbroken security barrier (e.g., a wall or fence). The sidewalk should be located to minimize any conflict with vehicular access to the project. A sidewalk is required adjacent and parallel to any access lane or PAAL on the side where buildings are located.
5. The site is located within the Davis-Monthan Air Force Base Airport Environs Zone, ADC-2 and NCD-A. The following performance standards apply in the ADC-2: No more than 20 employees per acre of site area at any time may be accommodated by intention, design, or in fact; The minimum project site area is five acres; and, The maximum FAR is .30 of the project site area. Provide additional information on canopy structures to determine if counter towards FAR.
6. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
