Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. Personal Storage is a permitted use in the I-1 zone, subject to use-specific standards 4.9.10.C.3 & .6 and 4.9.13.Q. 3. This site is also in the Davis-Monthan Air Force Base Overlay, including Approach-Departure Corridor 2 and Noise Control Zone B. Height is also restricted in the Airport Hazards District. 4. The following performance standards apply in the ADC-2: No more than 20 employees per acre of site area at any time may be accommodated by intention, design, or in fact; The minimum project site area is five acres; and, the maximum FAR is .30 of the project site area. 5. It appears the two parcels located within the City limits could be used to meet the minimum project site area. 6. Setbacks on both streets are 21 ft of the wall height. On Old Vail it would be measured from the outside edge of adjacent travel lane. On Valencia it would be measured from the back of future curb. Interior setbacks are 0 ft. 7. At least one sidewalk is required to a project from each street on which the project has frontage, unless there is no vehicular access from a street because of a physical barrier, such as a drainageway or an unbroken security barrier (e.g., a wall or fence). The sidewalk should be located to minimize any conflict with vehicular access to the project. 8. Other development standards appear to be met. 9.
