The proposal is for a 2-story addition to an existing single-family residence. This is a permitted use in R-2 zone, subject to use-specific standards 4.9.7.B.6, .9, & .10. 2. Clarification is needed on the proposed wall height (not building height) to the north, south and west. Assuming worst case scenario of 25 ft, the required setback is 16.75 ft. The 11.4 ft setback would allow a maximum wall height of 17 ft. The 12.6 ft setback would allow a maximum wall height 18.9 ft. A Design Development Option (DDO) may be requested for reduced setbacks. 3. Other development standards appear to be met. 4. It was assumed this submittal was for an expansion of an existing single-family residence with the same use proposed in the future. Should the proposal be for a group dwelling on multi-family use, different development standards will apply. 5. The comments provided are preliminary and are not to be assumed as a complete review of the proposal.
