Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. There was recently a rezoning pre-submittal meeting for this site. The request is to rezone to a C-2 zone. As such, the comments in this transmittal are based on the proposed C-2 zone, not the existing R-1 zone. Rezoning and development package review may happen simultaneously. 3. The proposed use of Food Service is permitted in the C-2 zone, subject to use-specific standards 4.9.4.M.1 and 4.9.13.P. 4. A total of 38 parking spaces are required due to the outdoor dining area being counted towards square footage. 5. Height and setback standards appear to be met. 6. Pedestrian access (sidewalk and/or crosswalk) is required from the street to the building. 7. Proposed land division will require a block plat or minor subdivision. 8. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards. It is apparent that the purpose of these easement is to allow a water main loop to be constructed on this property (APN 132191450 and APN 132191460) as required by Tucson Water’s design standards and to serve APN 132191460. Has a Master Water Plan previously been prepared for this property? If so, under what name was it submitted? If no Master Water Plan has previously been prepared for this property, one will need to be. · As this restaurant will not want the two way PAAL dug up to construct the water main loop, Tucson Water highly recommends that a water main be constructed under the two way PAAL to at least the south end of this project as part of this project. · Tucson Water will require the new water main to connect to the existing 12” public water line in the Ajo Highway ROW that fronts this parcel, rather than to the much older existing 8” public water main. · Please contact Ray Munoz at 837-2207 in the Tucson Water New Services Section to discuss: The number of water service lines, water meters, and meter sizes, necessary to serve this development.
