COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposal is to develop a multifamily development consisting of 3 units on a vacant site. Multifamily development is a permitted use in the R-2 zone subject to use-specific standards 4.9.7.B.6, .9, & .10.
3. The proposal for three units requires 8,712 sq ft of lot area, which appears to be met.
4. A total of 7 parking spaces are required, 1 of which must be handicap accessible. Parking spaces are required at 18 ft x 8.5 ft. A Parking Design Modification Request (PDMR) may be an option for reduced parking space dimensions.
5. Lot coverage is limited to 75%. The proposal appears to meet this standard. Note, patios and porches do not count towards lot coverage.
6. Setbacks to the north and west are 10 ft or ¾ of the wall height. A Design Development Option (DDO) may be an option for reducing the required setback to the east.
7. The tree planted in the middle of the parking area on the west reduces the required parking area access lane below the standard of 24 ft. Correction required or a PDMR may be applicable.
8. Sidewalks accessing the units from the street are required to be 4 ft in width.
9. A lot combination processed with Pima County is required.
10. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
