7.6.5. SCREENING STANDARDS

When Required.
Screening for individual land uses and zones must be provided as determined in Table 7.6.4-1 and in addition to the required landscape borders. Screening is not required between similar uses in accordance with Table 7.6.4-1.

Show compliance with landscaping and screening requirements by locations, material descriptions, and dimensions. Specific plant or hardscape material shall be detailed on a landscape plan. A detailed landscape plan is required. In accordance with Section 2-10.0.0, Landscape Plan Requirements.

COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposal is for development of a vacant site to multifamily residential. The use is permitted in the zone, subject to use-specific standards 4.9.7.B.6, .9, & .10.
3. Based on an estimated lot size (from the subdivision plat) of 25,134 sq ft, eight multifamily units are permitted.
4. The required setbacks to the interior lot lines on the north, south, east and west is 10 ft or ¾ the wall height. Correction is required on the utility plan.
5. Other development standards (parking and lot coverage) appear to be met.
6. Additional information is needed on wall and building height.
7. Pedestrian access (sidewalk) is needed to Hedrick Dr.
8. Bike parking is required at the following standards: short-term 0.10 spaces per bedroom. Minimum requirement is 2 spaces. Long-term 0.5 spaces per bedroom. Minimum requirement is 2 spaces.
