Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The proposal is to demolish and existing office building and develop the site with two drive-through restaurants on separate parcels. Food Service, Excluding Soup Kitchens in permitted in both the C-1 and C-2 zone, subject to the following use-specific standards: C-1: 4.9.4.M.1 & 5 and 4.9.13.O; C-2: 4.9.4.M.1 and 4.9.13.P. Please note, the C-1 limits food service to one drive-through lane. 3. Development standards, such as height, parking and setbacks, appear to be met with the proposal. 4. Pedestrian access is required from the street to each building. 5. Accessible parking spaces must be provided. 6. Clarification is needed on the division of land proposed. Additional research will be required by City staff to determine eligibility of this lot to be split vs. divided the land through a minor subdivision. 7. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
