Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The proposal is to add a new building on an existing shopping center site. The new building is proposed to be either retail or food service uses. Retail - general merchandise sales is permitted, subject to 4.9.9.B.3 and 4.9.13.O. Food service is permitted, subject to 4.9.4.M.1 & 5 and 4.9.13.O. 3. As an existing site, parking is calculated for the entire shopping center. The site (including 3 existing buildings and 1 new building) would require approximately 408 parking spaces, which appears to be met with the proposal. 4. Provide an expansion calculation with submitted development package. This is a cumulative expansion of gross floor area since original development of the site, or last time the site met full code compliance. When 25% expansion is hit, the site must meet full code compliance for current development standards. 5. Provide setback dimensions on development package. The setback from Beverly Av will be 21 ft or the wall height, as measured from outside edge of adjacent travel lane. 6. Pedestrian access is required from both streets to the new building. 7. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
