COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposed use is general merchandise sales which is permitted in the C-2 zone, subject to use-specific standards 4.9.9.B.1.
3. Setbacks to the east and north are 0 ft. Streets setbacks are 21 ft or the wall height as measured from the back of future curb. The proposal appears to meet setback standards.
4. Parking appears adequate with 27 spaces required. Note, two short-term and two long-term bike parking spaces are required.
5. Pedestrian access (sidewalk, crosswalk) is required from each street which fronts the property.
6. Any lot reconfiguration must be approved by the City and recorded by the County prior to development review.
7. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
