1. Sheet 4 of 21: there is an historic light post mislabeled at a water meter according to the keynote 28.

2. Sheet 5 of 21: There appear to be SVT conflicts in the Public Alley. There is a scupper on Tyndall that is not identified or detailed on the Plan. It appears that a downspout connects to this but is unclear.

3. Sheet 5&6 of 21: Section #4 show twice in different areas one goes through planter one doesn't this does not reflect in the Section Detail. Section #5 line goes through a planter, this is not reflected in the Section Detail. Section #7 line goes through a stair, this is not reflected in the Section Detail. Section Details on (Sheet 12 of 21).

4. Sheet 11 of 21: Trees may be in conflict with several utilities on Park St side. Fire Water Line on Park near building entrance, also check gas line at south entrance and UGE that runs north south. https://www.tucsonaz.gov/files/transportation/files/setbacks.pdf

5. Sheets 17 & 18 of 21: Landscape and Irrigation Plans should be same scale as Site Plans. Concerned canopies of several trees are overlapping too much on Park Ave side. this will cause abnormal growth pattern and effect maintenance and health of trees. Irrigation crosses public alley; Add Notes for Irrigation in the ROW to Plans and comply with all requirements.

Requirements for placement of Private Irrigation Facilities Roadway Crossings within the Public Rights-of-Way
1. Private irrigation facilities roadway crossings will only be permitted in residential roadways and NOT permitted in arterial or collector roadways.
2. Lateral lines under constant pressure shall not be permitted in the public rights-of-way.
3. The HOA will register private irrigation facilities placed in the public rights-of-way with Arizona 811and become an Arizona 811 Blue Stake Inc. member.
4. Minimize the number of roadway crossings.
5. Sleeves must be in a recorded easement (easement width is dependent on what is needed for installation and/or repairs). To the extent possible, the easements should be created at the time of development/platting.
6. Irrigation lines shall be placed in ductile iron sleeves.
7. Sleeve should extend beyond the right-of-way (into private property), unless otherwise approved by DOT&M.
8. HDPE continuous line (no joints under the pavement)
9. Irrigation lines shall have a minimum of thirty (30) inches of cover.
10. Detectable marking tape shall be installed.
11. Curb shall be marked/stamped with "IS" (Irrigation System) and/or placard at back of curb.

PLAN SET


1. All sheets call out Right of Way / Property Lines.

2. Remove site distance triangles from plan sheets.

3. Profile – When the delta between two curves is greater than 1 a vertical curve is required.

4. Need Horizontal Curve Table.

5. All information to build this project shall be a included on this set of plans. This plan set shall be a stand alone - all information from the development plans shall be included.

6. New sanitary sewer needs to be shown in profile.

7. New Public Sewer SMH #1 need to show pavement patch with dimensions and limits.

8. All work within the City of Tucson Right of Way shall be included in the improvements as part of this plan set. Work in the right of way shown on the development plans shall be added to this plan set.

9. Use City of Tucson plan Template. The Template can be found on the City of Tucson Engineering Home page by clicking on “Engineering Plan Template”.

10. Concrete paving section design needs to be addressed in the Geotech Report.

11. “Section One” on sht. 4 of 4 – Calls out for New AC Pavement, Plan indicates New Concrete Pavement- clarify which is to be used.

12."Hardscape Sections" Clarify where this section applies. Show sub-base compaction.

13. Need Structural Pavement section, include sub base compaction.

14. Access Ramps on arterial roadways shall be six feet wide as a minimum. Change ramp width from five feet to six feet wide.

15. Clarify sidewalk thickness.

16.. Show constraction joint between sidewalk next to pavement.

17. Sidewalk and concrete pavement - show constraction joints.
