TRANSMITTAL DATE: June 9, 2020

1. Provide an approved development package that meets the requirements of Administrative Manual 2-06, along floor plan and a code analysis completed by a register architect with your next submittal.

2. The property at 3818 N Highway Dr. is zoned I-1, Salvaging and Recycling is an allowed use in the I-1 zone subject to Unified Development Code Use Specific Standards 4.9.5.G.2 & .4 and 4.9.13.Q.
4.9.5.G.2 states:
All Salvaging and Recycling activities and storage shall occur within an enclosed building.
4.9.5.G.4 states:
Junkyards, salvaging of motorized vehicles, such as cars, trucks, airplanes, and similar vehicles; salvaging of hazardous materials; and landfills are not permitted.
4.9.13.Q states:
1. The use, storage, or disposal of radioactive materials must be done in accordance with Section 4.9.5.F, Radioactive Material Restrictions.
2. On land uses in the Industrial Use Group, traffic circulation must be designed so that access to the site is from a major street or from a local street which is not an internal residential neighborhood street and which does not provide access to residentially zoned areas unless no alternative exists.
3. The following special exception uses in the I-2 zone must be at least 300 feet from any non-industrial zone. Exception: the 300-foot setback is not required when the use of the non-industrially zoned property is a railroad or freeway right-of-way:
a. Extraction;
b. Hazardous Material Manufacturing;
c. Perishable Goods Manufacturing;
d. Primary Manufacturing;
e. Refining; or,
f. Salvaging and Recycling.
4. Use must comply with the applicable standards of Section 4.9.5, Industrial Use Group.
5. The airport authority land use class may contain residential, commercial, and industrial land uses compatible with the airport environs overlay. These uses include but are not limited to typical airport uses such as terminals, runways, control towers, radio and telecommunication towers, fueling and maintenance stations, helipads, hangars, parking facilities, various military and governmental uses and passenger-oriented food and personal services, retail sales, and vehicle rentals. Additionally, the land use class allows the following uses:
a. Aeronautical uses associated with an airport including manufacturing, assembly, storage, training and flight schools and similar uses;
b. Permitted or special exception uses in the underlying zone;
c. Industrial parks containing corporate business centers, wholesaling, manufacturing, agriculture, civic, commercial, industrial, retail, storage, and utility uses provided they comply with the design and development standards applicable to the permitted or special exception uses in the underlying zone.

The required development package will need to demonstrate that all Use Specific Standards are clearly met.

07/02/2020 ERIC NEWCOMB BUILDING-COMMERCIAL REVIEW Reqs Change 1. General; Site Plan: In order to obtain a Certificate of Occupancy (C of O), the requirements of the International Building Code (IBC) Section 111 must be met. This will apply to the total number of structures on the site that could be occupied. Requirements include a Permit Number, address of the structures, name and address of the owner or authorized agent, a site plan with a description and location of all structures to be included in the C of O, Building Code Edition, use of all structures and Occupancy Classification according to the IBC Chapter 3, Type of Construction according to the IBC Chapter 6, total design Occupant Load for all structures using the IBC Table 1004.5, if an automatic sprinkler system is provided on any structure, and any special stipulations or conditions of the C of O permit. It might be beneficial to obtain the services of a registered design professional to create a document with that information.
