Kolb Road - I-1 Zoning - Related to S19-082 TRANSMITTAL DATE: March 17, 2020 DUE DATE: March 25, 2020 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. COMMENT: Zoning has done a review of the building plans. Prior to approval by zoning the following comments must be addressed. One item that needs to be addressed on the building plans are the existing structures that appear on the most current aerial and are not depicted on the site plan sheet. Zoning could not find any online documentation of the structures along the north side of the building. Provide documentation for the existing structures that appear to be additions or detached accessory structures. 2. COMMENT: Clarify what the principal use of the building will be and add a zoning note to the cover sheet stating the use as listed in the UDC along with any applicable use specific standards; i.e. Commercial Storage with ancillary office area or General manufacturing with storage and office ancillary uses. (The Principal Use has to be clear. For instance if this is primarily a commercial storage use the office area is incidental to the primary use. If a manufacturing use is the principal use, the office and any storage areas would be ancillary to the manufacturing use.) 3. COMMENT: Clarify if the Land Split documents (for application S19-082) have been recorded and brought back to PDSD for final approval? The lot split documents must be submitted to PDSD prior to final approval of the C of O application by zoning. 4. COMMENT: Zoning can approve the C of O application once the above comments have been addressed.
