FROM: PDSD Zoning Review

TRANSMITTAL DATE: October 12, 2021

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10

COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a).
1. Based on a wall height of 9’-10” the required front street perimeter yard setback from the proposed manufactured home to the Minroka Pl property line is 20’-0”, proposed setback is 12’-0”.
To reduce this setback as shown on this plan a Design Development Option (DDO) will need to be submitted and approved. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. If you have questions about the DDO application or process please contact Mark Castro at Mark.Castro@tucsonaz.gov.
The following comment still needs to be addressed.
2. Permit must be started for the porch built without permit prior to approval of this permit. Based on the plan provided this porch will require a DDO for perimeter yard setbacks but until a permit for the porch is started the DDO cannot be submitted for the porch. The following provide the comments for the porch setback for DDO.
The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).
Based on a wall height less than 9’-0” the required perimeter yard setback from the porch, built without permits, is 6’-0”, proposed setback is 3’-1”.
