A manufactured housing unit is considered equivalent to a single-family dwelling. To be considered a manufactured housing unit under this UDC , a wall must be installed continuously, except for ventilation and access, along the entire perimeter of the unit between the unit and the ground to give it the appearance of a site -built house. The wall must be of masonry construction or similar material. The tongue, axles, transporting lights, and towing apparatus must be removed before occupancy. 2. Per UDC Section 4.9.7.B.6 A manufactured housing unit is not considered a dwelling for the purposes of this section, unless the following standards are met or a subdivision plat that has been clearly identified for manufactured housing has been approved and permits for manufactured homes have been issued for 25% or more of the lots prior to December 27, 2000: 3. Per UDC Section 4.9.7.B.6.a. It is placed on an excavated and backfilled foundation (ground set). If the home is located in a floodplain, the bottom of the lowest floor joist shall be a minimum of one foot above the 100-year/base flood elevation, and the foundation of the home shall be placed on the fill ; 4. Per UDC Section 4.9.7.B.6.b. No more than eight inches of perimeter skirting wall shall be visible from the street frontage of the property. The perimeter skirting wall shall match the exterior color of the home; 5. Per UDC Section 4.9.7.B.6.c. The exterior siding materials shall be either hardboard, vinyl, or stucco; 6. Per UDC Section 4.9.7.B.6.d. Concrete or masonry steps shall be provided for the entry on the street side of the dwelling; 7. Per UDC Section 4.9.7.B.6.e. All pitched roofs, except those that are disguised by a parapet, shall have a minimum six-inch eave on all sides of the dwelling. The following comments need to be addressed: The plot plan needs to meet the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf 1. This comment was not addressed. Indicate the name of the Owner and the property address. 2. The coverage calculation is not correct. The lot coverage calculation shows the: HOUSE 1,680 SQ. FT. ADDITION 1,416 SQ FT DRIVE WAY 1,354 SQ FT. Clarify where the “ADDITION 1,416 SQ FT” comes from as there are no additions to the existing manufacture home, only a porch, and the propose manufactured home has a square footage of 1,056 Sq Ft within the foot print. The lot coverage shall also include the shed. 3. Indicate wall heights for the proposed manufactured home on the plan. 4. Indicate wall heights for the shed on the plan. 5. Indicate the zoning of the property and of the surrounding properties. 6. Provide a legal description of the property (i.e. the subdivision name and lot number or metes and bounds legal if not in a subdivision). This legal description should be “N80' S190' E124' W409' SW4 LOT 6 .23 AC SEC 6-15-14” 7. This comment was not fully addressed, provide the setback dimension from the shed to the property line to the north. 8. Provide setback dimensions from the proposed manufactured home to the north and south property line. 9. The perimeter yard setback to the west property line of 12’ does not meet the requirements of UDC Article 6.4.5.C.1.a Within established areas, the minimum required front street perimeter yard is 20 feet or one and one-half the height of the proposed wall (H), measured from the street property line. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see Unified Development Code (UDC) Article 6.4.5.b & Figure 6.4.5-A. Until wall heights are provided perimeter yard setback requirements cannot be verified. To reduce this setback as shown on this plan a Design Development Option (DDO) will need to be submitted and approved. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. If you have questions about the DDO application or process please contact Mark Castro at Mark.Castro@tucsonaz.gov. If you have any questions about this transmittal, please contact Elisa Hamblin at Elisa.Hamblin@tucsonaz.gov. |
