A manufactured housing unit is considered equivalent to a single-family dwelling. To be considered a manufactured housing unit under this UDC , a wall must be installed continuously, except for ventilation and access, along the entire perimeter of the unit between the unit and the ground to give it the appearance of a site -built house. The wall must be of masonry construction or similar material. The tongue, axles, transporting lights, and towing apparatus must be removed before occupancy. 2. Per UDC Section 4.9.7.B.6 A manufactured housing unit is not considered a dwelling for the purposes of this section, unless the following standards are met or a subdivision plat that has been clearly identified for manufactured housing has been approved and permits for manufactured homes have been issued for 25% or more of the lots prior to December 27, 2000: 3. All pitched roofs, except those that are disguised by a parapet, shall have a minimum six-inch eave on all sides of the dwelling. The following comments need to be addressed: The plot plan needs to meet the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf 1. Indicate the scale of the plan (must be engineering scale, i.e. 1" = 10'-0") 2. Indicate the name of the Owner and the property address. 3. Show the square footage of each of the following: Lot Existing dwelling Addition to dwelling(s) Accessory structure(s) Additions(s) to accessory structure(s) Total under roof area 4. Provide lot coverage (the area of the site occupied by buildings, storage areas and vehicular use areas) information for the following: Square footage of vehicular use area Total square footage of building area and vehicular use area proposed. 5. Provide the current lot coverage calculation. 6. Indicate the maximum structure height. 7. Provide the height of the exterior walls of the new building addition or structure measured from the average height to the highest point under the roof or to the top of the parapet wall. North: feet high South: feet high East: feet high West: feet high 8. Show location of nearest fire hydrant. 9. Show locations of utility lines for water, sewer, electric and gas. 10. Show all easements of record on the property. 11. Indicate the zoning of the property and of the surrounding properties. 12. Provide a legal description of the property (i.e. the subdivision name and lot number or metes and bounds legal if not in a subdivision). 13. All structures shall be shown on the plot plan to include the porch on the existing home and the shed just to the north of the of the porch. The porch appears sometime after 2010 and does not appear to have been permitted. As it does not appear to meet perimeter yard setback to the north property line a neighbor sign off is required or if you elect to use the DDO process it can be included in that process, see comment ?? below. 14. The perimeter yard setback to the west property line is not correct and should be 20’ or 1-1/2 times the height of the exterior wall, greater of the two. A Design Development Option (DDO) is required if the proposed structure is to remain as shown.
