A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2), subject to Use Specific Standard 4.9.7.B.6. 1. Clarify is the proposed studio is attached or detached from the main dwelling, the plans are not clear. If attached demonstrate that the attachment is a minimum 5' wide and supports a 20 live load. If attached a Design Development Options is required to reduce the perimeter yard setback to the north property line. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 Zones, R-3 Zone, Residential Use to Residential Zone the required perimeter yard setback from the studio to the north property line is 6'-0" or 2/3 the height of the proposed building exterior wall, greater of the two, as measured from design grade to the highest point of the exterior wall. Based on a wall height of 22'-9" the required perimeter yard setback is 15'-2", proposed setback is 1'-0". If the studio is not attached to the main dwelling as an accessory structure per UDC Article 6.6.3.C an accessory structure in the R-3 Zone is limited to 12'-0" high as measured from design grade to the highest point of the flat roof. As a height was not provided from design grade to the highest point of the flat roof Zoning is basing the roof height on a 2 x 8 roof joists and dimensions provided on the building sections which appears to be a 20'-5" building height. A Board of Adjustment for Variance is required if the studio is detached from the main dwelling. If the studio is detached the perimeter yard can be addressed during the variance process or you can secure a neighbor signoff for the reduced setbacks. Also if detached per UDC Article 6.6.3.D The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa are exempt from this requirement. As this article is based on "gfa" gross floor area is defined as "The sum of the horizontal areas of all floors of all buildings , including accessory buildings on a lot , measured from the exterior faces of the exterior walls or from the centerline of walls separating two buildings and includes elevator shafts and the stairwells at each story. Gross floor area includes floor space with structural headroom of six feet and six inches or more used for mechanical equipment; penthouses; attic space; interior balconies; mezzanines; and service bays but does not include any interior space used for parking, loading, or loading space that is incidental to the principal use." That said it appears that the gfa of the proposed studio exceed the 50% and requires a Board of Adjustment for Variance. 2. On the next submittal provide a single multi-page pdf not individual sets or sheets. 3. The lot coverage calculation is not clear.
