Accessory structure is required to be a minimum 20 ft from side property line in RX-1 zone per Unified Development Code Article 6.3-1.A. The proposed setback shows as 12 ft. Either show structure complying in resubmittal or apply for separate Design Development Option (DDO) application. Once DDO is approved, then zoning can approve this building application. 2. Accessory structure shall not exceed 12 feet in height, unless attached to a principal structure. If attached to the principal structure, maximum height permitted shall be the same as for the principal per UDC 6.6.3.C. Note, building height is the vertical distance measured from the design grade elevation to the...middle (between the eave and ridge) of the highest gable of a pitched or hipped roof per UDC 6.6.4.A. Either show structure complying in resubmittal or apply for separate Board of Adjustment Variance application. Once variance is approved, then zoning can approve this building application. Note, if you apply for variance, then include setback modification request in application, instead of two separate applications.
