| 07/23/2021 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | P&DS TRANSMITTAL FROM: Nick Ross PROJECT: 7662 N Sugarberry Dr New Shed T20CM09281 TRANSMITTAL: July 23 2021 COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). This site is located in the O-3 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-3). The minimum setback is the greater of ten (10) feet, or three-quarters (3/4) the height of the structure's wall facing each interior property line (Table 6.3-2.A). This comment was not addressed. The proposed wall height of the shed is 7'-9" which requires a ten (10) foot setback from the northwest property line. Applicant is proposing a setback of three (3) feet. A DDO is required. |
