01. COMMENT: The proposed structure exceeds the allowed height of accessory structures in a residential zone. Per UDC 6.6.3 – Accessory structures shall not exceed 12 feet in height, unless attached to a principal structure. If attached to the principal structure, maximum height permitted shall be the same as for the principal structure.

02. COMMENT: The required setback in the R-1 zone on the south and east sides of the property are 6’ or 2/3 the height of the adjacent wall, whichever is greater. The propose structure does not meet setback requirements. As a detached accessory structure a neighbor sign off may be used to reduce perimeter yard setbacks.. If you elect to use the neighbor signoff provide the following statement on the plot plan for each setback reduction and have your neighbor sign and date:

"My Name is __________________and I am the owner of the property located at __________________. I have reviewed the site plan and I have no objection to structure being located or constructed 5'-0" from the property line as depicted on the site plan.

03. COMMENT: The submitted site plan does not comply with site/plot plan requirements. Submit a site plan showing the full site and with lot lines, lot coverage calculation, zoning of adjacent properties, etc. on the next submittal. For site/plot plan requirements see: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf
