| 09/21/2021 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: T20CM09155; New Duplex 1426 S Curtis Av – R-2 Zone Building Plan (3rd Review) TRANSMITTAL DATE: September 21, 2021 This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10 1. This comment was not addressed. Your comment response states you revised the number of bedrooms but the “OFFICE” still qualifies as a bedroom based on UDC Article 11.4.3. Definitions – Bedroom – “The term bedroom includes all of the following: 1) Any room that is designated as a bedroom; 2) Any enclosed room that has a minimum area of 60 square feet and has an accessible opening to the exterior of the building in compliance with the International Building Code (IBC), whether termed a studio, family room, study, den, bonus room, or any other name, except for a living room, dining room, kitchen , and bathrooms; and 3) Any room designated as a bedroom for the purpose of any other code requirement.” For the vehicle parking to meet requirements all maneuvering must be done on site, no backing out into the street, some type of barrier is required to prevent vehicles from access unimproved areas of the site and the landscape areas, a 10’ wide landscape buffer is required between the parking and the street property line, The floor plan illustrates 2 units with 3 bedrooms each. This would require a total of 5 parking spaces and trigger commercial parking lot standards. A commercial parking lot requires all maneuverability on site, paved surface, and landscaping. If unable to provide for commercial parking standards, reduce the total number of bedrooms to 5.
