A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10 1. This comment was not addressed, provide height dimensions from design grade to the highest point of the wall, where the wall meets the underside of the roof. Correct and clarify elevation drawings. Wall height needs to be dimensioned from design grade (not finished floor) to the top of the wall. 2. Until comment 1 has been addressed correctly the setbacks cannot be verified. The minimum setback in the R-2 zone is 6 ft or 2/3 the wall height, whichever is greater. The rear (south) elevation is illustrated with a +/-12 ft wall height, which would require an 8 ft setback to the south. If the height is less than 12 ft, signify and provide accurate setback. This comment was not addressed. For the vehicle parking to meet requirements all maneuvering must be done on site, no backing out into the street, some type of barrier is required to prevent vehicles from access unimproved areas of the site and the landscape areas, a 10’ wide landscape buffer is required between the parking and the street property line, The floor plan illustrates 2 units with 3 bedrooms each. This would require a total of 5 parking spaces and trigger commercial parking lot standards. A commercial parking lot requires all maneuverability on site, paved surface, and landscaping. If unable to provide for commercial parking standards, reduce the total number of bedrooms to 5.
