Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans whereas a 2020 IRC code does not exist.

A dwelling may not include a kitchen with range/oven without zoning approval and requires collection of development impact fee when the building permit is processed, City of Tucson Ordinance #11203.

SITE PLAN:

1. Indicate the location and size of the water line from property line (meter) to building, R106.1.1. Show an existing or upgraded 1” line to the water heater. Minimum size for a two bathroom building is usually 1”, P2903.7.

FOUNDATION PLANS:

1. Provide a Garage door fill-in detail showing a 6” minimum separation of exterior siding or sheathing above finished grade, R317.1 item 5 or 2” above paved areas, R703.7.2.1. This may require a design with a concrete stem.

SECTIONS - DETAILS:

1. Show a cross-section detail of the new exterior wall, R106.1.1. Show exterior wall with minimum ½” diameter anchor bolt and treated sill plates, R602.10.8 & R403.1.6.
2. Clarify the placement of wall and ceiling/roof insulation, N1102.1.

PLUMBING PLANS:

1. Show a plumbing code recognized by the City of Tucson, 2018 IRC.

MECHANICAL PLANS:

1. Provide heating facilities in all habitable rooms, R303.9.

ELECTRICAL PLANS:

1. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.2.1. Provide notation if the smoke alarms are existing or proposed.
2. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3404.12.
3. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.
4. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3.
