Coordinate the component descriptions with the architectural design. The current design shows no added insulation for the walls and does not specify the insulation in the roof assembly. [Initial comment: Revise the energy code analysis for the building envelope, coordinating the building components used in the analysis with those shown on the drawing (e.g. this is not a metal building with a standing seam roof, and the added insulation for both the roof and the new walls is not specified on the plans). The new customer loading area is an addition, not an alteration to the building. Reference: Section C303.1, IECC 2018, as amended by the City of Tucson.] 2. The second COMcheck envelope analysis is for the alteration to the building. Read the initial comment and coordinate the COMcheck analysis with the design of the new storefront system. [Initial comment: The drawings indicate that a new aluminum curtain wall system is being installed in the east side of the building. This is not a repair or a "Glazing replacement in existing sash or frame", it is an alteration to the building. Include the proposed U-Factor and SHGC for the new fenestration in the component descriptions of the Envelope Compliance Certificate. Note that General Note #8 on sheet A4.0 incorrectly calls out minimum values for both the U-factor and SHGC of the glass; these should be the maximum values. Reference: Sections 503.3.2 and 504.2 (1), IECC 2018.] 3. Comment not addressed. [Initial comment: Correct the heating and cooling capacities shown for the new rooftop units on the Mechanical Compliance Certificate. The values shown are high by a factor of 1,000.] 4. Detail 11/M4.0 calls for a clearance of 12'-0" to the bottom of the unit heater but the highest point in the customer loading room is 12'-10" above the floor of the structure. The flue will also be within 3-feet of the adjacent building wall which is 18-feet tall. Show how the unit heater is to be installed and specify the minimum termination height for the flue. [Initial comment: Specify the minimum termination height and the minimum distance from adjacent walls for the unit heater vent. Verify that the size of the vent pipe complies with the manufacturer's installation instructions. Reference: Section 503.2.3, IFGC 2018.] |

In addition, the new permit application for the Landlord's work is also installing natural gas piping for the new rooftop AC units. The piping layout is different, some of the pipe sizes are different, and all of the gas loads to the rooftop AC units are different from those shown on sheet P-2.0-B. The available gas delivery pressures are 7" WG, 2 PSIG, and 5 PSIG. Coordinate the work with the Landlord. [Initial comment: Southwest Gas, the local gas utility, provides natural gas at 7" WG, 2 PSIG, and 5 PSIG. Appliances needing gas service at 7" WG or greater will require a gas meter that delivers at least 2 PSIG gas into a regulator located after the meter set. Reference: Section 402.1, IFGC 2018.] 2. The proposed enclosure of the dock constitutes an expansion of gross floor area for the retail building. A Development Package (site plan) submittal is required for all changes to a commercial site.
