| 01/11/2021 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. Southwest Gas, the local gas utility, provides natural gas at 7" WG, 2 PSIG, and 5 PSIG. Appliances needing gas service at 7" WG or greater will require a gas meter that delivers at least 2 PSIG gas into a regulator located after the meter set. Reference: Section 402.1, IFGC 2018. 2. Verify the gas input for the unit heater, GUH-1. The mechanical schedule shows it with an input of 120 MBH, not 200 MBH. Reference: Section 402.2, IFGC 2018. 3. Correct the total gas load shown in the gas piping riser diagram. Assuming a 200 CFH input for the unit heater, the total load is 1110 CFH (1030 CFH if the unit heater has an input of 120 CFH). Reference: Section 402.2, IFGC 2018. 4. Clarify which AC Unit gas connection detail, 9/P3.0 or 3/P3.1, will be used. Reference: Section 107.2.1, IBC 2018 5. Provide tempered water for the restroom lavatories using approved devices conforming to ASSE 1070. The specified Watts LFN170 Master Tempering Valve (MV-1) is listed to ASSE 1017, not ASSE 1070. Reference: Sections 419.5 and 607.1.2, IPC 2018. 6. The use of a point-of-use water dispenser in lieu of a drinking fountain requires the installation of a listed and labeled dispenser along with a permanently mounted disposable cup dispenser. The cup dispenser shall be located adjacent to the water dispenser with the dispensing end between 34" and 48" above the finished floor. 7. Clarify which water heater installation detail, 1/P3.0 or 11/P-3.0, will be used. Note that sheet S1.3 does not have a mounting detail for a water heater. Reference: Section 107.2.1, IBC 2018. 8. Verify that the pipe sizes called out for the flush valves will not result in water velocities greater than that recommended by the pipe manufacturer (e.g. limit the water velocity to less than 8 FPS for copper piping). At a minimum design flow rate of 25 GPM for a siphonic, flush-valve water closet, a 1" Type L copper pipe has a flow velocity of 9.7 FPS. Reference: Table 604.3, IPC 2018. 9. Pressure-absorbing devices shall conform to ASSE 1010; an air chamber is not acceptable. Reference: Section 604.9, IPC 2018. 10. Specify the backflow preventer to be installed with the coffee makers. At a minimum, coffee makers require the use of a backflow preventer listed to either ASSE 1022, ASSE 1024, or an air gap. Reference: Section 608.17.1.2, IPC 2018. 11. Revise detail 1/P3.1 to show that the connection of the pumped discharge to the gravity drain pipe complies with Section 712.3.5, IPC 2018. 12. Verify that the distance from the hot water source to the hot water termination for the public lavatories complies with the requirements of Section C404.5, IECC 2018. |
| 01/11/2021 | ROBERT SHERRY | WATER | REVIEW | Reqs Change | Verify that the proposed locations of the relocated water meter and reduced pressure backflow assembly are acceptable to Tucson Water. (Contact Ray Munoz at ray.munoz@tucsonaz.gov or 520-837-2053). |
| 01/12/2021 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | 1. Revise the energy code analysis for the building envelope, coordinating the building components used in the analysis with those shown on the drawing (e.g. this is not a metal building with a standing seam roof, and the added insulation for both the roof and the new walls is not specified on the plans). The new customer loading area is an addition, not an alteration to the building. Reference: Section C303.1, IECC 2018, as amended by the City of Tucson. 2. The drawings indicate that a new aluminum curtain wall system is being installed in the east side of the building. This is not a repair or a "Glazing replacement in existing sash or frame", it is an alteration to the building. Include the proposed U-Factor and SHGC for the new fenestration in the component descriptions of the Envelope Compliance Certificate. Note that General Note #8 on sheet A4.0 incorrectly calls out minimum values for both the U-factor and SHGC of the glass; these should be the maximum values. Reference: Sections 503.3.2 and 504.2 (1), IECC 2018. 3. Correct the heating and cooling capacities shown for the new rooftop units on the Mechanical Compliance Certificate. The values shown are high by a factor of 1,000. 4. Provide heating and cooling load calculations to justify the heating/cooling capacities of the specified HVAC units. Reference: Section C403.1.1 and C502.2.3, IECC 2018. 5. The drawings indicate items that are in the "Landlords scope of work." No separate application has been made for a permit to accomplish this work. Unless a separate permit application is made, all of the modifications to the building will be part of this permit. Reference: Section 105.1, IBC 2018. 6. The City of Tucson has not adopted ASHRAE Standard 62-1 as an approved method for calculating ventilation requirements; the 2018 IMC is the approved method for calculating ventilation requirements. 7. Verify that the ventilation schedule for the required outside air flow rates (M2.0) is coordinated with the balancing data for each rooftop unit (M2.2). Reference: Sections 403.3.1.1 and 403.3.1.5, IMC 2018. 8. The exhaust fan schedule (M3.0) has notes regarding EF-2. Remove these notes if EF-2 is not part of this activity. Reference: Section 107.2.1, IBC 2018. 9. Specify the minimum termination height and the minimum distance from adjacent walls for the unit heater vent. Verify that the size of the vent pipe complies with the manufacturer's installation instructions. Reference: Section 503.2.3, IFGC 2018. |
