A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall, see UDC Article 6.4.5.B & Figure 6.4.5-A 1. Provide full dimensioned elevations showing heights from design grade to where the wall meets the roof with your next submittal. 2. On the plot plan clearly show where the highest point of the wall is along the east & west property line and provide a perimeter yard setback from this point to the property line. It appears that a Design Development Option (DDO) will be required. Once the requested information is provided Zoning will provide the required comments to process the DDO.
