Sheet T1.0; Building Occupancy: Although the IBC Section 303.1.1 allows Assembly Groups with less than 50 occupants to be classified as a Group B Group, the IBC Table 1004.5 determines the Occupant Load Factor based on the function of the space (in this case a Restaurant A-2). Rather than using the Occupant Load Factor of 15 SF/occupant, you can use the number of seats indicated on the floor plan. You may not use the 150 SF/occupant for a Group B Occupancy. Please verify. 2. Sheet T1.0; Plumbing Fixture Calculations: Please verify the occupant load is 15 or less to meet the requirement of a single restroom. Since there is not a change of use, but appears to be an increase in occupant load, a discussion with the Building Official would be warranted.
