The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed.
1. The total gross floor area of all accessory structures shall not exceed 50% of the gross floor area of the principal structure.
a. The principal structure is 2,742 sq ft. The sum of all of the accessory structures (garage addition, guest house, and storage) equals 2,209 sq ft., which is 80% of the principal structure. Zoning cannot approve until this is addressed.
The proposed connection is required to provide a 20 lb live load, a structure that someone can walk across. The lattice structure does not meet these requirements. Also, it is not clear that there is a 5’ connection at the proposed garage.
