The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed.
1. The total gross floor area of all accessory structures shall not exceed 50% of the gross floor area of the principal structure.
a. The principal structure is 2,742 sq ft. The sum of all of the accessory structures (garage addition, guest house, and storage) equals 2,209 sq ft., which is 80% of the principal structure. Zoning cannot approve until this is addressed.
b. One option is to attach one or some of the structures to the main residence. All that is required to accomplish that is a 5' wide attachment between a building and one of the the accessory structures. The attachment does not need walls, and only needs to support a 20 pound live load.
c. If the applicant were to attach the 868 sq ft. garage to the existing house, then that becomes the new square footage of the primary structure, putting the applicant well under the 50% threshold.
2. On the next submittal, please write in the height of the proposed garage on the elevation portion of the plans. Zoning is unable to determine the exact height.
