This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE UPDATED PLAN SET FOR REVIEW AND APPROVAL WITH CHANGES ADDRESSING THE FOLLOWING ISSUES: SITE PLAN: 1. Indicate the location and size of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Show the point of connection of proposed lines to the utility service for verifying correct sizes and necessary upgrades. SECTIONS - DETAILS: 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. PLUMBING PLANS: 1. Provide a complete fixture unit schedule, P2903.6. Provide the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1” service pipe is required for supplying water to more than 9.5 fixture units. 2. Show a gas pipe size for the fireplace or a receptacle. ELECTRICAL PLANS: 1. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. 2. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14. | 03/04/2021 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: T20CM08449 701 E 38th St Room Addition(1st Review) TRANSMITTAL DATE: March 4, 2021 This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. This comment was not fully addressed. The Lot Coverage Calculation does not include “OPEN SPACE”. Lot Coverage includes all structures and vehicle use area. A plot plan that meets minimum standards. Correct zoning to R-2 for this property and adjacent properties to the north, east and south. Correct lot coverage to include all structures on site and vehicle use areas only. It appears that the submitted plan cuts off part of the sheet. Provide dimensioned elevations for all proposed structures on site to determine appropriate setbacks. 3. Based on current aerial photos there is a structure located in the southwest corner of this parcel. Per Unified Development Code Article 6.6.3.B Detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. Show this structure on the plan, include it in the lot coverage and provide documents that this structure was permitted if not a Board of Adjustment for Variance will need to be submitted and approved. Based on the heights shown on the plot plan the proposed addition will require some type of variance of Design Development Option for setbacks to the east property line. Once fully dimensioned elevations are provided setback requirements can be verified. If permit documents cannot be provided for the structure mention in comment 3 and you elect to process a Board of Adjustment for Variance the reduced setback can be included. 5. Remove all reference to Future from the plans as you are not permitting those items at this time. 6. Provide a full set of plans with you next submittal.
