Residential Addition

The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed.
1. Please submit a detailed floor plan for all structures on the property. For any single family dwelling in the R-1 zone with five bedrooms, three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom. All parking spaces must be located on-site either in a side or rear perimeter yard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. Please submit the floor plan so zoning can determine the amount of spaces required.
2. The side perimeter yard setback on the north side of the property does not meet setbacks. There are two options to address the issue.
a. The applicant may change the plans to reflect a 6' setback to the north property line, or;
b. The applicant may apply for a Design Development Option (DDO) to seek to reduce the required setback. The application for the DDO is found at the following link: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf
If the applicant chooses to apply for the DDO, the following transmittal applies:

COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A).

With a wall height of 7'-2" the applicant is seeking to reduce the side perimeter yard setback from 6' to 5' as measured to the NORTH property line.

A DDO is required.

If you have any questions about this transmittal, please contact me at Nicholas.Martell@tucsonaz.gov
