Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. Items built without permit may require alteration or improvement for achieving code compliance with the 2018 IRC, R105.

SITE PLAN:

1. Indicate the location and size of all items identified on the violation requiring review including the fences.
2. Show if the structures labeled as RES is a dwelling with kitchen or living space without kitchen.

ELECTRICAL PLANS:

1. A dwelling (with kitchen) requires a minimum service conductor rating of 100 AMP serving each dwelling, E3602.1 & E3603.1.
2. Provide an electrical load calculation for determining the service panel size, E3602.2;
for sizing the general usage loads. Show 3 watts per square foot of floor area. Show 1500 watts for each 20A appliance and laundry circuit. Show nameplate entries for each appliance. Apply a 40% factor for loads above 10,000 watts. Add the total nameplate for the air conditioning unit.
