This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a). Based on a wall height of 9' the applicant is proposing a reduction in the side perimeter yard setback from 6' to 3'-3" as measured from the North property line. Based on a wall height of 8'-3" the applicant is also proposing a reduction for the front street perimeter yard setback from 20' to 12'-8" as measured to the West property line. A DDO is required.
