The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed.

1. Please resubmit your carport, porch, and patio addition plans with the following changes:

a. Add all setback information on the reference site plan. The new carport appears close to the property line and may not meet setback requirements. More information is needed to calculate the exact setback to the North.
b. The west (street) setback requirement is "20 feet or one and one-half the height of the proposed wall (H), measured from the street property line , whichever is greater" It appears that the new porch will be encroaching into the setback area. Please provide the setback information for the structure.
c. If you are unable to meet setbacks, a design development option (DDO) may be able to provide relief of setback requirements. The DDO application can be found here: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. Please be aware that the setback information will need to be on the plans before you can proceed with the DDO, if you choose to go that route.

2. Please show each structure on the property on the site plan. Aerial review shows a shed near the southeastern corner of the property. If the shed is no longer present, or is being removed, please indicate that information on the resubmittal.
3. Provide a floorplan of the residence showing each room on the property. In the R-1 zone commercial parking is required if the bedroom count exceeds 4. 5 bedrooms require 3 commercial parking spaces, and one space per additional room.

SHOW ALL DWELLING DOORS AND WINDOWS OPENING INTO THE ENCLOSED REAR PATIO. BEDROOMS REQUIRE UNOBSTRUCTED EGRESS TO EXTERIOR.

SHOW BEAM & RAFTER SIZES FOR EACH STRUCTURE.

IDENTIFY THE SCREEN PANEL AND FASTENING AT DETAIL #8 & 11.
