The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed.

1. Please resubmit the plans conforming to the requirements of the residential plot plan found at the following link: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf

a. A full site plan with all setbacks, elevation drawings, lot coverage calculations and other plot plan standards is required.

b. Side and rear yard setbacks for the shed are 6' or 2/3 the height of the structure, whichever is greater.

c. The shed does not meet the required setbacks. A Design Development Option (DDO) is an application that can reduce the required setbacks. The application is found here: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf

d. Another option is for the neighbors to the west and south to sign a setback waiver. If you choose that route, please print the following language on the site plan, with the neighbor information: "My Name is __________________ and I am the owner of the property located at ________________________. I have reviewed the site plan and I have no objection to structure being located or constructed ______ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________"

e. Please note, before any further steps are taken, the zoning review team requires a resubmittal of the plot plan with all the essential information, as well as confirmation of the following:

2. The maximum height of a detached accessory structure is 12 feet. Please show elevation drawings upon submittal in order for zoning to confirm the height.

a. If it is determined that the stucture exceeds height limitations, the shed can be attached to the residence with a 5' wide, 20 pound live load attachment.
