COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

The minimum setback to a side street property line is ten (10) feet (UDC Section 6.4.5.C.1.b).

The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a).

Because the property abuts more than one street, the owner chooses which street lot line is the front lot line. The building is already 30 feet from the property line to the east. Therefore, the southern lot line will be considered the side yard, resulting in a 10' setback.

If the applicant wishes to keep the existing ramada in the location shown on the site plan, a DDO will be required to reduce the setback to the south from 10' to 8'-6".

A DDO is required.

Alternatively, if the applicant does not wish to go through the DDO process, the 10' setback will need to be met to the south. Please reflect the changes on the site plan.

Regarding the site plan, there appears to be a shed on the northwestern part of the property that is not addressed on the site plan. It appears as if it is very close to the property line. If the shed is no longer there, or being removed, please indicate that on the next submittal. If the shed is still there, it needs to be addressed on the site plan.
