01. COMMENT: Per UDC 6.6.3.D - The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure (includes any attached covered porches). The proposed structure (2893-sf) appears to exceed 50% of the GFA of the principle structure (2896.5. Either revised the size of the structure or connect the structure to the main residence.


02. COMMENT: Per UDC 6.6.3.D - Accessory structures shall not exceed 12 feet in height, unless attached to a principal structure. If attached to the principal structure, maximum height permitted shall be the same as for the principal structure. Either revised the height of the structure or connect the structure to the main residence.
