This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. The gray water Ordinance #10579/11089 was revised to eliminate a gray drain line from various fixtures which potentially depleted black drain flow. Consider removal of the gray drain line throughout the building. Furthermore, remove the gray water discharge from the clothes washer which is located within 5 feet from the property line. The gray water discharge is not required if a line to the Garden Court is not feasible. SECTIONS - DETAILS: 1. Show a roof design with insulation types for meeting the condensation control requirement and the minimum total insulation value of R-38 (Two layer system). Consider adding a layer of batt insulation (R-8 foam plus R-30 batt) or increase the amount of spray foam from the minimum R-5 to total requirement of R-38 (One layer system). ELECTRICAL PLANS: 1. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. Update note #30 with the deletion of “installed in bedrooms”. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14.
