COMMENT: It cannot be determined from the plans whether a full second unit or a sleeping quarters is proposed. If a cook surface, full size refrigerator or double basin sink are proposed then the unit is considered a 2nd unit. In this case an impact fee will be assessed. Based on the site plan, it appears that the lot size is 10,000sq ft and a 2nd unit is allowed. To be classified as a sleeping quarters, and not a full 2nd unit, the plans must show only a single basin sink, under counter fridge and no cook surface. 2. COMMENT: Correct the zoning for the property listed in the call out box. The zoning is R-1 and not R-2. 3. COMMENT: Provide a complete floorplan for the existing home. The floorplan can be depicted over the site plan. Total bedroom count needs to be confirmed.
