Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration

GENERAL COMMENTS:

1. Items built without permit may require alteration or improvement for achieving code compliance with the 2018 IRC, R105. Show the structure’s original configuration as constructed with a permit or show plans for all elements of the building requiring permit.

STRUCTURAL PLANS:

1. Buildings with framed walls exceeding prescriptive limits (12’ in height) require a structural design by a registered engineer in the state of Arizona, R602.10; R301.1.3 & Arizona Statute 32-144.4.
2. Provide a complete roof framing plan with the addition ridge beam sized with appropriate load carrying capacity. Show roof structural members with rafter ties (or ceiling joists) and collar ties (ridge straps) when the roof pitch is equal or greater than 3” to 12”, R802.3. Provide manufacturer’s stamped plans or an engineer’s analysis with detailed fastening design.

PLUMBING PLANS:

1. Show any plumbing alterations, 2018 IRC.

MECHANICAL PLANS:

1. Show any mechanical alterations, 2018 IRC.

ELECTRICAL PLANS:

1. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3404.12.
2. Provide a panel schedule showing the main ampacity consistent with the load summary, E3602.1 & E3706.2.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 (R-30 for a qualifying room addition) and walls R=13. Show the “R” values of insulation and the maximum “U” factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
