The room addition plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

This site is located in the HR-3 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6.

1. The zoning, HR-2 listed under site plan notes is not correct and should be listed as HR-3

2. The lot coverage percentage, .443% shown under site plan notes is not correct and should be listed as 44.3%.

3. Provide perimeter yard setbacks dimensions from the proposed addition to the north and south property lines. It appears that the based on a wall height of 12’ the proposed addition will not meet perimeter yard setbacks. Once the setback dimensions are provided Zoning will be able to provide UDC Comments for the required Historic review. This review may waive perimeter yard setbacks.

4. The drawing set shall be resubmitted as a single multi-page PDF file.
