Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building.

SITE PLAN:

Provide a site plan showing all buildings, R106.1.1. Show setbacks to property lines and location of utility lines to the building.

FLOOR PLAN:

Provide a floor plan showing each room with labeled function. Show window sizes and identify type as XO or SH. ALL EXISTING BEDROOMS REQUIRE AN EGRESS TO EXTERIOR.
Show the existing adjacent bedrooms completely on the plan with an egress to the exterior or change the usage of the room. Show a landing at the new exterior door.

SECTIONS - DETAILS:

Provide structural details showing code compliant materials and fasteners from the foundation to the roof covering of new exterior walls. Include the foundation dimensions and floor separation from grade. Show rating of insulation both walls and ceiling. New exterior walls require compliant attachment to a foundation with spacing above exterior grade. Show a complete detail of the new foundation with framed wall 6” above earth.

MECHANICAL PLANS:

Provide equipment details showing code compliant components, locations and sizes. Habitable space requires new heating device; a sunroom can omit heating if doors and windows separate the new room from the dwelling.

ELECTRICAL PLANS:

Provide wiring details showing code compliant devices and sizes. Show circuit number and size with receptacles at all walls and lighting control at each doorway both interior and exterior. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2.

INTERNATIONAL ENERGY CONSERVATION CODE:

Provide insulation details showing code compliant placement of materials and ratings, N1101. Windows require a solar heat gain of 0.25 or better.
