10/12/2020 | NMARTEL1 | ZONING | REVIEW | Reqs Change | PDSD TRANSMITTAL FROM: Nicholas Martell, Planner PROJECT:T20CM06810 8607 E 24th St. Privacy Screen TRANSMITTAL DATE: October 12, 2020 The privacy screen wall plans have been reviewed by Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed. 1. The privacy screen is considered an accessory structure, and exceeds the maximim allowable height of a wall within a perimeter yard. a. The privacy screen may exceed the 6 foot limit, but no higher than 10 feet if the height of a wall or fence within a side or rear perimter yard if at least 75% of the area above six feet in height is left unobstructed and open through the use of architectural elements such as arches, columns, or wrought iron. (6.6.2.I.1 udc). b. If the above cannot be adhered to, the application of a design development option (DDO) can increase wall height up to 8 feet. https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf c. The third option is to change the placement of the wall so it meets setback standards in the R-1 zone. The residential perimeter setback in the R-1 zone is 6' or 2/3 the height of the structure, whichever is greater (Table 6.3-2.A) If you have any questions about this transmittal, please contact me at Nicholas.Martell@tucsonaz.gov |
10/12/2020 | NMARTEL1 | ZONING | REVIEW | Reqs Change | ZONING REVIEW TRANSMITTAL FROM: Nicholas Martell Planner PROJECT: Permit T20CM06810 Address 8607 E 24th Dt Kelly Residence Screening Construction TRANSMITTAL: 10/29/2020 COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). The applicant is proposing a reduction in setbacks for a 7'6" screening wall on the EAST side of property from 6' to 1'-6". A DDO is required |
