The following comments require compliance before the plans can be approved by zoning: 1. Aerial review shows a structure near the southeast part of the parcel that is not shown on the site plan. If the structure is no longer present, please send photos of the area to ensure zoning compliance. If the structure is still there, the dimensions and setbacks must be labeled, and lot coverage needs to be updated. 2. Provide setback information for the west side of the proposed carport. The carport appears to be on the property line, which is not permitted. There is a required setback of 6' or 2/3 the height of the structure, whichever is greater, in the R-2 zone. The structure may be built to the property line with the consent of the adjoining neighbor. If the neighbor does not consent, a design development option (DDO) may be applied for, which can reduce the perimeter yard setback. 3. Provide all the information using the residential plot plan template found here: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, including surrounding zoning, and building elevations.
