11/04/2020 ERIC NEWCOMB BUILDING-COMMERCIAL REVIEW Reqs Change 1. General: Per the IEBC Section 506, changes in occupancy in a building shall be such that the existing building is not less complying with the provisions of this code than the existing building was prior to the change. The Occupancy Classification is changing from a residential single family residence (or from a retail store) to a commercial retail store (or a tattoo studio). The single restroom would meet the requirements of the IBC Section 2902.2(3), but would not meet the accessibility requirements of Section 1109.2. This would be an issue for the registered design professional to discuss and/or appeal with the Building Official. Please proceed as required.
2. General: The current drawing indicates a single family residence to a retail use. Is the existing use retail, and the new use B? Please clarify on the drawing, and revise the occupant load and required plumbing fixtures as required. This would also require a discussion for the registered design professional with the Building Official.
3. General: Please provide a written response to the review comments.
