Residential (2nd Review) TRANSMITTAL DATE: February 8, 2021 This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. These comments were not addressed. Per UDC Article 6.6.3.D The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa are exempt from this requirement. As this article is based on “gfa” gross floor area is defined as “The sum of the horizontal areas of all floors of all buildings , including accessory buildings on a lot , measured from the exterior faces of the exterior walls or from the centerline of walls separating two buildings and includes elevator shafts and the stairwells at each story. Gross floor area includes floor space with structural headroom of six feet and six inches or more used for mechanical equipment; penthouses; attic space; interior balconies; mezzanines; and service bays but does not include any interior space used for parking, loading, or loading space that is incidental to the principal use.” That said it appears that the gfa of the proposed studio exceed the 50% of the gross floor area of the existing dwelling, 1085 x 50% = 542.5 and the proposed sleeping quarters = 690. Porches and carports do not count toward gfa. A Board of Adjustment for Variance.
