PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SECTIONS - DETAILS:

1. Clarify if wall and ceiling insulation is existing or to be installed for N1102.1 compliance. Update the section keynotes on sheet 4.
2. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation or air-impermeable layer at the roof level, R806.

PLUMBING PLANS:

1. Provide the water yard pipe and shut off valve in compliance with P2903.7. A minimum 3/4” service pipe is required for building fixture units.

ELECTRICAL PLANS:

1. Provide a panelboard clear working space of 30” wide x 36” deep, E3405.2. The water heater may not be placed in the electrical service space.
2. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.
3. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
4. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5.
