This site is located in the HC-1 zone (UDC 4.7.20). Proposed additions require Historic Review. 1. Per UDC Article 6.4.5.C.1 the street perimeter yard is 20 feet or one and one-half the height of the proposed wall (H), measured from the street property line, whichever is greater, Based on a wall height of 17’-0” the required street perimeter yard setback is 25’-6”, proposed is 20’-0”. 2. Per UDC TABLE 6.3-4.A: DIMENSIONAL STANDARDS FOR THE C-1, C-2, C-3, OCR-1, & OCR-2 ZONES, C-1 Zone, Residential Use to a Non Residential Zone, The required perimeter yard setback from the proposed studio to the north property line is 10’ or ¾ the height of the proposed wall (H), whichever is greater. Based on a wall height of 10’-10” the required street perimeter yard setback is 10’-0”, proposed is 1’-5”. 3. The drawings shall be submitted as a single multi page PDF file. |

This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. FLOOR PLANS: 1. Exterior walls with a fire separation distance less than 3-foot require not less than one-hour fire-resistive construction. Show compliance with R302.1 (City of Tucson Amended) by providing a section detail of materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3. The studio may not include a window closer than 3 feet to the property line. Show a wall section with one-hour rated materials. 2. Roof projections may not extend to a point closer than 2 feet from the property line. Provide notation for compliance with R302.1 (City of Tucson Amended) by removing the roof overhang near the property line, or provide a complete wall barrier with not less than one-hour fire-resistive construction. 3. Roof projections extending into the 3-foot fire separation distance require not less than one-hour fire-resistive construction on the underside. Provide notation for compliance with R302.1 (City of Tucson Amended) for the altered roof overhang. The fire protected overhang may not extend closer than 24” from the property line.
