This site is located in the C-2 zone (UDC 4.7.21). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-4). 1. Per UDC Article 6.4.5.C.2.b.(1) A minimum setback of 19 feet from the back of sidewalk to allow sufficient space for a motor vehicle to be parked in front of the carport or garage is required. The setback shown on the plan is from the back of curb. A Board of Adjustment for Variance is required. 2.
