The room addition plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

This site is located in the C-2 zone (UDC 4.7.21). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-4).

1. Per UDC Article 6.4.5.C.2.b.(1) A minimum setback of 19 feet from the back of sidewalk to allow sufficient space for a motor vehicle to be parked in front of the carport or garage is required. The setback shown on the plan is from the back of curb. A Board of Adjustment for Variance is required.
