This site is located in the MH-1 zone (UDC 4.7.10). A single family residence (SFR) is a permitted use in this zone (Table4.8-2). 1. There appear to be unpermitted structures throughout the property. Upon aerial review, the plans do not accurately reflect the the placement or number of structures on the property. 2. In a residential zone the total gross floor area (GFA) of all accessory structures shall not exceed 50% of the GFA of the principal structure. Accessory structures less than 200 square feet GFA are exempt from this requirement (UDC 6.6.3.D). The cumulative sizes of the structures on the property exceed 50% of the size of the primary structure.
