This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10

1. As you are converting a garage to habitable space and the structure does not meet perimeter yard setbacks to the west property a neighbor setback waive is required, Provide the following statement on the plan and have the neighbor to the west sign and date:
“My Name is and I am the owner of the property located at . I have reviewed the site plan and I have no objection to structure being located or constructed from the property line as depicted on the site plan.

2. Revise the plans to show a single bowl, bar type sink or this sleeping quarters will be considered a second dwelling and be subject to impact fees.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FOUNDATION PLANS:

1. Provide a Garage wall infill detail showing a 6” minimum separation of exterior siding or sheathing above finished grade, R317.1 item 5. This may require a design with a concrete stem. Show a minimum ½” diameter anchor bolt and pressure treated sill.

PLUMBING PLANS:

1. Show a plumbing vent (VTR) within acceptable distances from traps at the snack area sink, P3105.1. (1 ½”-6’, 2”-8’, 3”-12’).

MECHANICAL PLANS:

1. Provide heating facilities in all habitable rooms, R303.9. Add a device in the bedroom.

ELECTRICAL PLANS:

1. Show GFCI protected at the sink, E3902.6.
2. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.
3. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
4. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5.
